  • Investor selects the 1-year investment plan.

  • Falcon sources a prime residential plot in the UAE.

  • Plot is registered under the investor’s name (upon full payment).

  • Falcon partners with certified local construction companies to build a villa on the plot.

  • Once the villa is complete, Falcon sells it on the open market.

  • Entire process—from purchase to sale—is completed within 12 months.

 

Returns & Timeline:

  • Profit generated from the sale is shared between investor and Falcon.

  • 70% of profit goes to the investor.

  • 30% of profit goes to Falcon.

  • Guaranteed minimum return: 23% on the investment amount.

  • Lock-in period: 12 months (no withdrawals before this period).

How It Works:

  • Investor opts into a 5-year reinvestment plan.

  • Each year, a new plot is purchased, villa is built, and sold.

  • This process is repeated annually for 5 years.

  • Investor receives monthly rental income from Month 1.

  • Rental payout continues for 60 months, regardless of villa sale schedule.

 

Returns & Timeline:

  • Monthly Income: 1% of the paid amount is given as rental income.

       - Increases each month as more is paid (if using payment plan).
       - For example: If only ₹1.2Cr is paid in Month 1, rental = ₹1.2L.
       - If total paid increases to ₹1.5Cr in Month 2, rental = ₹1.5L.
       - Once full amount is paid, rental stabilizes at 1% of total investment.

  • End of 5 Years: Investor receives property or cash worth 200% of initial investment.

  • Total guaranteed return: 260% (60% via monthly income + 200% final value).

  • No rental income is provided during the investment period.

  • End of 5 Years: Investor receives property or cash worth 300% of the initial investment.

Payment Structure & Minimum Investment

​To make your villa investment smooth and accessible, Falcon Venture offers a structured and investor-friendly payment plan across all investment options.

Investment Model

  • Each project is valued at a minimum of ₹3 Cr.

  • Investment can be made individually or as a group.

  • Group Investment: Up to 4 investors can partner, contributing ₹75L each.

  • Falcon handles everything: property sourcing, legal documentation, construction, and sale.

 

Payment Options

  • Option 1 – Full Payment

     - Investor pays the entire amount upfront.

     - Plot is immediately registered under investor’s name.

  • Option 2 – Payment Plan

      - 40% down payment.

      - Remaining 60% split into 6 monthly payments(10% per month).

      - A Sale Purchase Agreement (SPA) is issued under UAE law.

      - Once full payment is completed, the plot is officially registered in the investor’s name.

 

What Falcon Covers

  • All travel expenses to UAE for site visits or signings.

  • Property registration charges.

  • VAT and other administrative fees.

  • End-to-end project management and coordination.
